A builder films the orientation walkthrough, checks the home guide Talking Manual writes from it, and prints the homeowner card. Then the homeowner finds the water shut-off, sends a photo of a crack, and asks for a warranty visit. Nothing on the assistant's side is scripted.

A week later, most of it is forgotten, and the homeowner manual is in a box somewhere. So they call. Many of those calls are how-to questions and normal new-home settling, and the real warranty requests arrive as "something's wrong in the bathroom", which means another call to find out what and where. What homeowners ask it
Careful by design. Gas smells, carbon monoxide alarms and leaks get the safety steps first. It walks homeowners through safe jobs such as resetting a breaker or changing a filter, and never through work inside the panel, on gas lines or on the roof. It never promises what the warranty covers.

Film the orientation walkthrough
On a phone, the way your site manager already does it: "this is the main water shut-off", "the filter is 16 by 25 by 1". We turn it into a written home guide in minutes, and you check it.
Hand over the card
Print the homeowner card for the closing binder, with two labels for the panel and the water heater. The homeowners scan it and add it to their phone.
Building the same plan again? Film one home of the plan, reuse the video, and correct each draft. We leave out any code we see or hear, and the video is deleted as soon as we have read it.
