Guests arrive tired, in a house they have never seen. The TV is on the wrong input, the thermostat is unfamiliar, and nobody can find the extra blankets. The welcome book is thirty pages long and nobody reads it, so they message you instead, often late at night, with the same questions the last guests asked. Talking Manual gives every guest a patient house assistant that knows this house and only this house, and answers the moment they ask.

What guests ask it
Safe by design. It never gives out a door, lockbox or alarm code. For smoke, a gas smell or a carbon monoxide alarm it tells guests to get out and call 911 first. And it never promises a late checkout, an extra night or a refund: it passes the request to you.

Film a walkthrough
Between guests, walk through the house with your phone and narrate as if you were showing a guest around: "this remote turns the TV on, then press Home", "extra blankets are on the top shelf".
Check the house guide
We turn the video into a written guide to every room and how everything works, in minutes. You correct it and publish it. Add your welcome book, appliance manuals and favourite restaurants too.
Put out the sign
Print the welcome sign with the house's code for the kitchen counter, and add the link to your check-in message. Guests scan it and ask.
Don't say or show codes while you film. We leave out any code or password we see or hear, and the video is deleted as soon as we have read it.

Tern Hollow is a fictional beach cottage we made for this demonstration. Its walkthrough video was built from computer-generated photos and narrated by a voice actor, then read by the same system your houses would use, which wrote the guide the assistant answers from. Ask it how anything works, where things are, or where to eat nearby, or send it a photo.
Voice works best on a phone. Tap the microphone and just talk; you can interrupt it at any time.
