For listing agents and brokerages
A listing assistant that shows the home the way you would.
Film one walkthrough of the listing. Talking Manual turns it into an assistant that answers buyers at the open house and all week after it: what's been updated and when, what's included in the sale, how old the roof is. Showing requests and offer interest come straight to you.
$29 per listing. Nothing for buyers to download and no sign-up.
See it in action
From a walkthrough video to a listing assistant at the open house.
A listing agent films the home, checks the guide Talking Manual writes from it, and prints the open-house sign. Then a buyer asks what's been updated, sends a photo, and asks for a private showing. Nothing on the assistant's side is scripted.
The open house ends at two. Buyers' questions don't.
At a busy open house you can't talk to everyone, and the questions that decide an offer often come later, at the kitchen table: how old is the furnace, does the washer stay, what did the sellers update? Those buyers search, guess, or ask a different agent. Talking Manual gives every buyer a knowledgeable tour of your listing, in your words, at any hour, and hands the serious ones back to you.
It knows this home
The portals know the data. You know the house.
The big listing sites now have AI assistants that answer from listing data and market estimates. None of them knows what you'd point out at a showing, or what the seller's disclosure says. Talking Manual answers from you.
| A listing portal's AI | Talking Manual | |
|---|---|---|
| "What's been updated?" | Whatever is in the listing remarks | Every update and its date, from your walkthrough and notes |
| "Does the washer stay?" | Rarely known | What's included and excluded, as you set it |
| "What is this?" | Can't help | Send a photo and it says what the listing says about it |
| At the open house | Not there | Scan the sign: a guided tour on their phone |
| "Can I see it Tuesday?" | May go to agents who pay the portal for leads | Straight to you, the listing agent |
| Fair housing | Varies | Rules built in: never describes neighborhoods, schools, safety or who lives nearby |
What buyers ask it
Careful by design. It follows fair-housing rules: it never characterizes the neighborhood, schools, safety or who lives nearby, and points buyers to official sources instead. It never discusses the seller's reasons, lowest price or other offers, and never gives mortgage or legal advice.
How it works
One walkthrough video per listing. One sign at the open house.
Film a walkthrough
Walk through the home with your phone and talk as you would at a showing: "the kitchen was redone in 2021", "the furnace is from 2019", "the chandelier is excluded".
Check the listing guide
We turn the video into a written guide to every room, update and system, in minutes. You correct it and publish it, and add the seller's disclosure and feature sheet.
Put out the sign
Print the open-house sign, add the code to your flyer and sign rider, and share the link with the listing: a virtual open house that runs all week.
We never describe people or the sellers' personal belongings, we leave out any code we see or hear, and the video is deleted as soon as we have read it.
A working one, today
Tour 18 Wrenfield Lane with its listing assistant.
18 Wrenfield Lane is a fictional colonial in Concord, Massachusetts that we made for this demonstration; it is not for sale. Its walkthrough video was built from computer-generated photos and narrated by a voice actor, then read by the same system your listings would use. Ask it what a buyer would ask, or send it a photo.
Voice works best on a phone. Tap the microphone and just talk; you can interrupt it at any time.

What you get
More buyers who know the house. Leads that come to you.
An open house that never closes
The same knowledgeable tour at the open house, from the flyer on Tuesday night, or from the link on your listing and social posts.
Leads that come to you
Showing requests, questions for you and offer interest arrive in your inbox with the buyer's confirmed contact and the conversation. Buyers are never asked for details just to look.
Something to show your sellers
Every question buyers ask, anonymous, for every listing. Use it in your seller updates, and in your next listing presentation.
Consistent, accurate answers
It answers from your walkthrough and the listing documents, says where a fact comes from, and says when it doesn't know rather than guessing.
Fair housing built in
No descriptions of neighborhoods, schools, safety or residents; buyers are pointed to official sources. Physical facts about the home and its accessibility are stated plainly.
Your assistant, your brand
On the Pro plan, give it a name, a voice, your photo and your brokerage's color. It always says plainly that it is an AI assistant for you.
